The Brodsky Organization and Avery Hall Investments, in partnership with Battery Global Advisors, have announced three additional retail tenants for their 499 President development in Gowanus, Brooklyn. Union Market, Corto, and Spear Physical Therapy will join previously announced Paulie Gee's and Royal Palms Shuffleboard, completing 40,000 square feet of commercial space designed to anchor the luxury rental community and serve the surrounding area.
Union Market will open a 10,000-square-foot flagship grocery at 532–542 Union Street, adjacent to 499 President. Known for high-quality groceries and local organic goods, the market aims to become a neighborhood hub. Martin Nunez, Co-owner of Union Market, stated, "Gowanus is welcoming thousands of new residents who need an amazing neighborhood grocer... Our mission has always been to provide the best groceries and top-quality provisions that make everyday life easier and more delicious." Corto will bring a 1,000-square-foot restaurant and café to Nevins Street, offering Italian-inspired cuisine from morning to evening. Chef and Owner Cristiano Morroi expressed excitement about bringing "authentic Italian flavors" to the community, emphasizing a warm environment that reflects neighborhood culinary diversity. Spear Physical Therapy occupies a 2,500-square-foot clinic, providing individualized rehabilitation services. Matt Morton, Senior Vice President of Development at Spear, noted the company's "people-first approach" to helping New Yorkers recover and pursue performance goals.

Paulie Gee's, known for its inventive wood-fired pizzas, previously announced plans to open at 499 President this fall. The development also includes Royal Palms Shuffleboard, a longtime neighborhood staple.
