Lincoln Property Company Completes Phase I of I-10 International Logistics Campus in Tucson

Lincoln Property Company (Lincoln) has announced the completion of I-10 International Phase I, its first ground-up industrial development in Tucson, Arizona, adding 373,811 square feet of Class A warehouse and distribution space to the emerging Sonoran Desert industrial corridor. The $80 million project, located on 79 acres near the Tucson International Airport, includes two high-performing buildings and is designed to accommodate future phases totaling over 1 million square feet.

The strategic location, two miles from a full-diamond interchange at Interstate 10 and Valencia Road, provides direct access to major transportation networks. The campus sits minutes from Interstates 10 and 19 and Tucson International Airport, which serves more than 4 million passengers annually. These connections link the site to over 46 million people within a 500-mile radius, enhancing its appeal for logistics and e-commerce tenants.

Buildings feature state-of-the-art specifications, including 32-foot clear height, cold capability, full concrete truck courts, and energy-efficient R-38 insulated roof decks. The design incorporates a "creative industrial" vision with amenities such as shaded outdoor spaces, barbecue equipment, and seating areas to attract and retain skilled employees. Each building can accommodate up to six individual suites, offering flexibility for various leasing configurations.

Lincoln Senior Executive Vice President David Krumwiede noted the project's value to Tucson's limited pipeline of modern industrial space. "As long-established Arizona developers, we’re excited to bring this resource to the market, in a project that has been embraced by Tucson and its leaders since day one," he said.

The development is located within a Foreign Trade Zone and is part of an emerging e-commerce market that already hosts companies like Amazon, Home Goods, and FedEx. Brinkmann Constructors served as general contractor, with architecture by Butler Design Group and Ware Malcomb. Jesse Blum of PICOR/Cushman & Wakefield is the exclusive leasing broker.
