RDS Real Estate, led by owner Ron Sturgeon, is set to open Boxes at Sublett, a retail center built from shipping containers, in summer 2026 at 5100 W. Sublett Road in Arlington, Texas. The project aims to provide affordable retail space for micro-enterprises and hobbyists, addressing the challenges small business owners often encounter when launching new ventures.
Sturgeon, who started his own business years ago, designed Boxes at Sublett to help small businesses overcome high rental costs. The use of shipping containers is a growing trend seen in cities like Nashville, Kansas City, Las Vegas, and Wesley Chapel, Florida. 'I'm especially excited about Boxes at Sublett because it will bring extra-small retail spaces for micro-enterprises that are not available anywhere in Tarrant County,' Sturgeon said.
The development will consist of approximately 30 shipping containers offering compact spaces for businesses seeking a professional presence. The center is located next to Sublett Center, a traditional retail property also owned by RDS Real Estate. Sublett Center is anchored by a Salon & Spa Galleria, a franchise model that provides affordable salon suites for independent beauty professionals.
This is not Sturgeon's first shipping container project. His previous developments include Box Office Warehouse Suites in Fort Worth, built from over 120 containers, and Mouser Self-Storage in Alvarado. In 2022, Sturgeon even built his own three-story home using shipping containers tied to a steel superstructure, featuring energy-efficient amenities and a nine-car garage.
Sturgeon emphasized that obtaining approvals for Boxes at Sublett was a lengthy process, taking four years due to city regulations. 'The current codes and processes are so restrictive that they can become a real barrier, especially for entrepreneurs who don't have the resources to invest so much time and money,' he stated. Despite the delays, he is pleased that the grand opening is approaching and looks forward to supporting mom-and-pop businesses.
