Tay Investments, a real estate development firm founded in 2010 by Yuval Shram, has built a portfolio of over 1,550 residential units across 22 investments in North America and Europe, with assets under management exceeding $475 million. The company's consistent principle is to build as if it intends to own each property forever, a strategy that contrasts with the common industry practice of building to flip quickly.
Shram explains that while short-term development strategies can appear attractive on paper, they often lead to decision-making that optimizes for sale rather than building quality. Developers may choose finishes that look good at closing but lack durability, or skip premium warranties, assuming the future buyer will handle issues. Tay Investments, however, treats every property as a long-term asset, investing in quality materials and maintaining details over years, refusing to cut corners that could eventually cause problems.
The hold strategy offers significant flexibility. Committing to hold a property does not mean being locked in; rather, it allows the company to say no to bad offers and wait for the right exit opportunity. Developers who build with permanence in mind always retain the option to sell, whereas those building to flip work against a deadline. This distinction proved crucial during market pressures beginning in 2022, when rising interest rates and construction cost inflation tested developers. Tay was not immune to these headwinds, but its long-term orientation allowed the team to make considered decisions rather than forced ones.
Beyond financial strategy, the build-to-hold philosophy shapes the experience for residents. When a company knows it will operate a property for decades, tenant satisfaction becomes a genuine long-term priority. Tay regularly surveys residents, invests in amenities that improve daily life, and designs buildings to earn loyalty over time. For example, at Hue Soul, its 116-unit development in East Orange, New Jersey, Tay introduced the Sanctuary, a wellness-focused amenity package with a fully equipped gym, dry and wet sauna, and cold plunge. This deliberate investment aims to attract and retain residents over the long term.
Shram's philosophy is straightforward: concentrate on what you know, execute it with integrity, and hold what you build with pride. In a market that often rewards speed over substance, Tay Investments is making a different kind of bet, one built on the conviction that the best developments are those nobody ever rushed.
