The sinking spots, each roughly four feet by three feet, were caused by water infiltration into the base layer. Water enters through cracks and joints, weakening the bearing strength of the base, and freeze-thaw cycles further damage the saturated material, leading to visible depressions. Simply overlaying new asphalt over these areas would hide the problem temporarily, but the underlying issue would likely cause the same spots to sink again.
To ensure a durable repair, Young's saw-cut and removed the damaged asphalt at both locations, then paved the repaired areas with three inches of new asphalt before applying the overlay to the entire lot. This approach addresses the root cause and prevents future sinking.
For the overlay, the crew performed transitional milling to grind down the existing pavement where the new asphalt meets the old, ensuring a smooth tie-in without a raised lip. The process included cleaning and preparation, a tack coat, a base layer, and a two-inch wearing course. The wearing course is the top layer exposed to traffic and weather, while the base layer provides structural support.
