Yuval Shram of TAY Investments Advocates Long-Term Vision and Wellness in Multifamily Development

Yuval Shram, founder and CEO of TAY Investments, recently appeared on the Mr. Deed Podcast to discuss his approach to multifamily real estate development, emphasizing a long-term vision and wellness-driven amenities. With over 15 years of experience and a portfolio exceeding 1,550 residential units valued at more than $475 million across North America and Europe, Shram's insights offer a blueprint for patient, principled development in the rental housing market.

Shram's entry into real estate came during the 2008 financial crisis, when he started with small properties like duplexes and fourplexes. His disciplined, step-by-step approach has been key to TAY Investments' growth. He advises against trying to time the market, stating, 'Sometimes the waves are high, sometimes the waves are low. You just got to be in the water.' He believes that consistent activity and focusing on desirable locations with affordable units lead to long-term profitability.

A core strategy for TAY Investments is the 'forever hold' mentality, where Shram evaluates acquisitions through a multigenerational lens—asking if he would leave the building to his children and grandchildren. This drives investments in quality materials and proactive maintenance, avoiding short-term cost-cutting that erodes value. 'When you’re building for yourself, every corner you cut is going to bite you eventually,' Shram noted.

One of TAY's most innovative features is the 'Sanctuary' amenity concept, showcased at Hue Soul, a 116-unit development in East Orange, New Jersey. Inspired by a hotel in Thailand, the Sanctuary combines a state-of-the-art gym, dry and wet sauna, cold plunge, and outdoor pool in a single wellness hub. Shram believes this fosters tenant health and happiness, reducing turnover and strengthening community. 'You wake up, you take care of yourself, you go to work as a better version of yourself. Everybody wins,' he said.

Shram's advice to aspiring entrepreneurs is to 'walk your own path'—avoid copying competitors or chasing trends, and trust that consistency compounds over time. For more insights, listen to the full episode on the Mr. Deed Podcast and learn more about TAY Investments at TAY Investments.
